Electrical Panel Upgrades in Old Orchard Beach, Maine

A good share of Old Orchard Beach housing was built to be shut up after Labor Day. Nearly a quarter of the town's homes predate 1940, and many of those cottages and boarding houses still carry an original 60-amp service, a screw-in fuse box, or a 100-amp panel added when someone first insulated the walls. Turning one into a year-round home changes the arithmetic. About 18 percent of occupied homes here already heat with electricity, and every oil boiler replaced by a cold-climate heat pump adds another 240-volt circuit or two. Stack an electric range, a heat-pump water heater and a car charger on top, and a panel that coped in July starts running warm or blowing fuses in January.

An upgrade here usually means moving to a 200-amp service: a new panel, a new meter socket and often a new mast and service entrance cable, because the originals on older cottages have spent decades in salt air. Old Orchard Beach issues its own electrical permits through the town code enforcement office and schedules the inspection locally. Goodnow Electric pulls that permit, arranges the disconnect and reconnect with Central Maine Power, and meets the inspector. The same visit is the time to retire a Federal Pacific, Zinsco or Challenger panel, which turn up in houses from the 1960s through the 1980s, and to add whole-home surge protection while the cover is off.

Multi-family buildings need a different plan. Close to 15 percent of homes in town sit in buildings of two to four units, where a row of meters on an outside wall feeds a panel in each apartment plus a house panel for hallway lights, laundry or a shared boiler. Upgrading one unit without looking at the meter bank and the service conductors can leave the whole building short. Mobile homes, nearly 10 percent of the housing, are their own case: the service is usually a pedestal or pole with its own disconnect, and the feeder to the home has to be sized for any new heat pump. Near the beach, check the 2024 flood maps before putting a new panel back where the old one sat in the basement.
