Electrical Work in Kittery
Kittery is Maine’s southernmost town and its oldest incorporated one, facing Portsmouth across the Piscataqua River with the Portsmouth Naval Shipyard on Seavey’s Island between them. Its homes run from colonial houses at Kittery Point to postwar neighborhoods and newer houses off Route 1. Kittery Homes and Their Wiring
Kittery has about 5,500 housing units for roughly 10,500 residents, according to the Census Bureau’s 2020 to 2024 survey, and it is older than its neighbors: the median home was built in 1965, and about 46 percent predate 1960, including a quarter built before 1940. It is also more compact. About 18 percent of homes sit in buildings of two to four units, only 63 percent are single-family detached, and about a third of households rent. Mobile homes make up close to 6 percent. Fuel oil still heats about 60 percent of Kittery’s occupied homes. Propane covers about 18 percent, electricity about 13 percent and utility gas about 5 percent, since Unitil lists Kittery among the Maine towns its natural gas system serves. The town’s Climate Action Plan names electrification as one of its three priorities, and each oil system traded for heat pumps adds a winter load that older panels were never sized for. Efficiency Maine’s off-peak incentive takes $400 off a qualifying Level 2 charger that pauses during the 5 to 9 p.m. weekday peak.
Power Outages and the Grid in Kittery
Central Maine Power is Kittery’s electric utility, as the Maine Public Utilities Commission’s service-area map shows. The town’s emergency management agency, run by the fire chief and assistant chief, has been working on federal reimbursement and mitigation from the January 2024 and April 2024 storms, and York County was part of the federal disaster declaration for the January 9 to 13, 2024 storms. The late-January 2026 winter storm dropped more than 20 inches of snow on Kittery. Low roads flood too: the town is redesigning Whipple Road near Gate 2 of the shipyard and the Route 1 crossing at Spruce Creek because both flood more often.
Getting to Know Kittery
Kittery was incorporated in 1647 and once reached up the Salmon Falls River to take in today’s Eliot and the Berwicks. The first vessels of the U.S. Navy were built on Badger’s Island, and the Portsmouth Naval Shipyard, founded in 1800, still anchors the town. Kittery Point holds Fort McClary, and the Lady Pepperrell House, the Rice Public Library, Rock Rest and Whaleback Light Station are all on the National Register. Along Route 1, the outlet stores draw shoppers, while Spruce, Chauncey and Spinney creeks wind through the neighborhoods.
Electrical Permits and Inspections in Kittery
Kittery’s Code Enforcement Office issues electrical permits itself, with a current fee of $30 for electrical and solar work, and its page notes that inspections for permitted projects may need 48 to 72 hours’ notice. The office lists the state’s adoption of the 2021 building codes, enforced from April 7, 2025, and of the 2026 National Electrical Code. Development inside a FEMA flood zone needs a town flood hazard permit, identified before the building permit is issued and charged at $1 per $1,000 of project cost, and the 2024 FEMA maps set those zones. Shoreland and Resource Protection overlay questions also go to the code office.
