York’s housing spans more centuries than most Maine towns. The York Historic District around York Village holds some of the oldest buildings in the state, the Old York Historical Society keeps several of them open as museums, and York Harbor has large Shingle-style houses from its Gilded Age summers. Census estimates put about 22 percent of the town’s homes before 1940. Houses of that age have usually been rewired more than once, and the result can be a patchwork: knob-and-tube still live in an attic, cloth-insulated cable spliced to modern cable, two-prong ungrounded outlets, and a fuse box or an early breaker panel feeding it all.

The next layers are easier to read. Postwar capes and ranches built through the 1970s, about a third of the stock, tend to have grounded outlets but few circuits, no GFCI protection in kitchens and baths, and no AFCI breakers, which newer codes require on most living-space circuits. Some houses from that era were wired with aluminum branch circuits, which need specific connectors at outlets and switches to avoid overheating. Troubleshooting a dead outlet or a flickering circuit in any of these houses starts with finding out which era of wiring it belongs to.

Remodels and additions are where most of that wiring gets brought up to date. York’s fee schedule includes an accessory dwelling unit permit, so a garage apartment or an in-law suite is a path the town already recognizes, and every new unit needs its own properly sized circuits and often a larger service. Kitchen renovations, finished basements and heat pump installs all involve new circuits too. York’s code office asks the licensed electrician to sign an affidavit that residential work meets the National Electrical Code edition the state board has adopted.
