Electrical Panel Upgrades in York, Maine

York has an unusual amount of housing built for part of the year. Census figures count about 3,000 of the town’s roughly 8,800 units as seasonal, and many of those cottages near Long Sands, Short Sands and Cape Neddick were wired for summer loads: a range, a water heater, some lights and a window fan. When a family decides to stay through the winter, or sells to someone who will, a summer-sized service tends to be the weak point. York’s fee schedule even carries a separate seasonal conversion permit, a sign of how often it happens. Add electric baseboard, a heat pump or two and a dryer to a 60-amp or 100-amp service and breakers start tripping on the first cold night.

The other large group is the housing built between 1960 and 1979, about a quarter of York’s stock. Those ranches and capes usually came with 100-amp panels, some from brands such as Federal Pacific or Zinsco whose breakers have a poor reputation for tripping when they should. With about 55 percent of York homes still heating with oil, the heat pump conversions now under way are what push those panels past their limit. Adding up the loads tells whether the existing 100 amps will cope or whether the house truly needs 200.

A service upgrade in York involves the power company as well as the electrician. Per the state Electricians’ Examining Board’s letter to utilities, a one- or two-family home getting a new or fully replaced service must now have an outdoor emergency disconnect, mounted on the wall or on a pedestal in view of the house, so leave room for it outside. York asks the licensed electrician to sign a code compliance affidavit for residential work. Whole-home surge protection is worth adding while the panel is open, and a fuse box that has survived this long should come out in the same visit.
