Acton sits in the far western corner of York County, drained by the Salmon Falls, Mousam and Little Ossipee rivers, with Great East Lake straddling the New Hampshire line. The town has three villages, Acton, Miller Corner and South Acton, about 2,700 year-round residents, and more seasonal homes than year-round ones. Route 109 is its main road. Camps being winterized, older farmhouses and oil-heated homes on Central Maine Power's wooded lines drive most of the electrical work here.
Acton has about 2,300 housing units, and some 1,180 of them, just over half, are held for seasonal use in the Census Bureau's 2020-2024 survey. Around the lakes that means a dense ring of camps and cottages, many wired long before anyone expected to live in them through a winter. Nearly every home, about 97 percent, is a detached house, and owners live in about 96 percent of the occupied ones. Half the stock was built by 1974. About 31 percent of homes predate 1960 and about 16 percent predate 1940, which leaves a real share of farmhouses with knob-and-tube wiring, fuse panels or 60 amp services. The 1960s and 1970s add another quarter of the stock, with its own aging panels and ungrounded outlets.
Fuel oil heats about 54 percent of Acton's roughly 1,070 occupied homes, the Census survey shows, with propane at about 24 percent and wood at about 15 percent. Electricity is the primary heat in fewer than 5 percent, and natural gas is absent from the town's figures. That leaves a large field for heat pumps, whether they replace an oil boiler or supplement a wood stove, and every one adds load to a service that was often sized decades ago. Electric cars join the same arithmetic, helped along by Efficiency Maine's $400 toward a qualifying off-peak home charger.
Central Maine Power supplies Acton through its Alfred district, and the town's emergency management page gives CMP's outage number, 800-696-1000, for reporting trouble. Lines run long distances through woods and along lake roads. Federal disaster declarations have included York County three times recently: for the October 2017 windstorm, for the January 2024 storms and flooding, and for the severe winter storm that began April 3, 2024. Acton's emergency management agency has built a damage assessment team and volunteer shelter crew, and households on wells or with sump pumps have good reason to plan backup power.
Acton was set off from Shapleigh and incorporated in 1830. Mills once lined its water power sites, and silver was mined near Goding Creek in the 1880s. The Acton Fair, started by the Shapleigh and Acton Agricultural Society in 1866, still runs every late summer. At the head of the Salmon Falls River, the Newichawannock Canal, dug in 1850 from Great East Lake to Horn Pond, holds a National Register listing, and so does the 1884 Lincoln School on Orchard Road. Hussey Hill, at 1,051 feet, is Maine's southernmost 1,000-foot summit.
Acton's code enforcement officer is also the town's director of planning. The town issues building, plumbing, growth, driveway, flood zone and shoreland permits through an online portal, and its land use fee schedule carries no electrical permit. Wiring is therefore permitted under state rules by the Maine Electricians' Examining Board, whose adoption of the 2026 National Electrical Code covers any installation started from July 1, 2026. Inspections are by appointment, and town policy calls them off in bad weather, which includes any day Acton Elementary is closed. Shoreland work carries extra forms for expansion and lot coverage.
