Electrical Panel Upgrades in Kennebunkport, Maine

Kennebunkport's houses split into two groups that both strain their panels, for different reasons. The older group is the village and summer-colony stock: roughly 29 percent of homes predate 1960, and many were first built for summer use with a modest service that later had to carry year-round heat, a modern kitchen and more bathrooms than the original owners imagined. The newer group, about a quarter of the town's homes built since 2000, can be large, with several heat pump zones, electric water heating and sometimes a pool or spa. About 20 percent of homes here already heat with electricity, and much of the rest runs on oil that owners are thinking about replacing.

Upgrading a service usually means going from 100 to 200 amps, or beyond for a very large house, and replacing any fuse box or Federal Pacific, Zinsco or Challenger panel along the way. Whole-home surge protection is worth adding at the same time, since coastal storms and utility switching both send spikes down the line. Because the town does not issue electrical permits, the work falls under the state: the Electricians' Examining Board handles permits for two-family and larger buildings and any building with two or more meters, while a single-family house is covered by a single-family dwelling certification signed by the electrician. Flooding changes where a panel should go. The town lists Dock Square, stretches of Ocean Avenue, the Pier Road causeway, Dyke Road and King's Highway among the streets likely to flood in a storm surge or high tide, and a basement panel in those areas is exposed. Moving the panel to an upper floor, raising the meter, or relocating equipment above the expected flood level can be part of the job, and any work in a flood zone should be checked against the town's flood hazard rules first. A full service replacement on a one- or two-family house also brings a new requirement: an emergency disconnect mounted outside, on the building or on a pedestal within sight of it and no more than 50 feet away, so firefighters can cut power without entering the house.
