Electrical Panel Upgrades in Ogunquit, Maine

A large share of Ogunquit's housing was never meant to run all winter. Nearly 20 percent of homes predate 1940, and older cottages and inns in the village and near Perkins Cove were often built with small services meant for a summer season. When an owner decides to use the house year-round, the list of new loads is long: heat pumps to replace an oil boiler, which heats about 70 percent of year-round homes here; a heat pump water heater; a modern kitchen; and often a car charger. A few local factors can change the plan. On a lot near the Ogunquit River or the shore, a new meter or panel location has to account for the town's 2017 FEMA flood maps. Where a new underground service would cross the shoreland zone or run near the Marginal Way, the town's rules on vegetation cutting apply. And on a one- or two-family house, a complete service replacement now includes an emergency disconnect outside the building, which should be planned with the look of the house in mind. Seasonal owners also gain from an upgrade in a quieter way: a new panel with clearly labeled circuits makes it simple to close the house each fall, leaving heat, the sump pump and any monitoring equipment on while everything else is shut off.
